13,400 sq ft converted office investment sale in Kings Cross

Lighterman House is a Victorian built, 4-storey former warehouse building located a few minutes’ walk north of Kings Cross station, now 13,400 sq ft of converted individual office floors. The space is now multi-let with rents reserved of £533,571 per annum.  

The property was offered to the market on a private treaty basis, which targeted a variety of investor and owner-occupier purchasers.  

We sold the site for £12,400,000, considerably higher than the guide price, achieving a net initial yield of 4% with a capital value of £925 per sq ft.
