Client:

BlackRock

Property:

Industrial Estate

Address:

Uplands E17, Uplands Business Park, Walthamstow E17 5QN

When our client purchased the site in 2015, Uplands was a traditional East London industrial centre with circa 45 units, ranging in size from 2,000 sq ft up to 77,347 sq ft, each offering loading access and allocated parking.

Our client's long-term goal was a mixed-use redevelopment in which industrial uses could live alongside residential. This was an ambitious plan and would take some time to reach. A phased refurbishment programme being implemented from the outset, including estate-wide improvements which would enhance not only the visual impact, but also improve the day-to-day running of the estate.

During the first phase of the plan, we targeted creative and artisan businesses to help build a vibrant community of businesses that would be able to grow with our client's plans for the estate. These businesses included breweries, coffee roasters, and artist studios.

The estate has now become a business community in the heart of Walthamstow where start-ups can scale up and entrepreneurs can innovate.

Uplands E17 has helped create the Walthamstow Beer Mile and Blackhorse Lane has evolved into a place where companies and people want to work and live. The future of Uplands E17 is bright and the plan for a mixed-use development is moving closer. With the help of the residents and the local community, Uplands E17 is now setting the trend for the future of urban industrial estates in London.
